Plumbing and electrical installation in Varna: what it covers
Behind every finished wall in a Bulgarian home are the pipes, cables and heating that decide how comfortable, safe and cheap to run it will be. Altea Build carries out plumbing and electrical installation in Varna and the surrounding region as part of a building or renovation project: water supply and drainage, wiring and consumer unit, heating, air conditioning, ventilation and, if you want them, solar panels and a smart home system.
The service is for owners who are building a new house, fully renovating an apartment or modernising an older property, including foreign buyers and owners abroad who need reliable, documented work and someone accountable on site. To be clear, this is not an emergency call-out service. We do not offer 24-hour repairs or on-demand plumbers; we work to a design, a written quote and a schedule, so everything is planned, tested and documented.
Why installations are planned before plaster and screed
Pipes and cables run inside walls, floors and ceilings, then disappear under plaster, screed and tiles. Add a socket, move a basin or install underfloor heating afterwards and the walls have to be opened again, which means dust, cost and damage to finished surfaces. So the order is always the same: decisions and drawings first, then routes, then pressure and electrical tests, and only then finishing works.
On a new build, the services are part of the working design. Our architectural design service coordinates plumbing, HVAC, electrical and structure, so pipes do not clash with beams and the air-conditioning units have somewhere to go.
Plumbing installation for a house or apartment
Good plumbing is the kind you never think about: no noise, no leaks, steady pressure. The work breaks down into a few clear parts.
Water supply
We plan the connection from the water meter, hot and cold distribution and the position of the boiler or heat exchanger. In houses a manifold layout is common: each bathroom or zone has its own circuit and isolating valve, so you can work on one without shutting off the whole house. Pipework is chosen for drinking water and the relevant temperature, typically polypropylene (PPR) or multilayer PEX-aluminium-PEX, with insulation on hot lines and protection against condensation on cold ones. Where it makes sense, a hot-water recirculation loop saves waiting for the tap to warm up.
Drainage
Drainage needs correct falls, suitable pipe sizes and ventilated stacks. For quieter living we use sound-insulated pipes, especially where bedrooms sit next to bathrooms. In houses we also plan drainage for the yard, terraces and lower levels, and the connection to the sewer or a local solution where the network is not available. The water utility’s connection requirements are clarified at the start.
Pressure testing
Before routes are covered, the supply pipework is pressure-tested and the result is recorded in a written protocol. A leak is found while the wall is still open, not after the tiles are on.
Electrical installation in Bulgaria: wiring, safety and grid connection
Planning circuits, sockets and lighting
Good electrical installation in Bulgaria starts with the question: how will you live here? Where are the beds, the desk, the kitchen appliances, an EV charger, the air conditioners? From that we divide the load into separate circuits: lighting, sockets, kitchen, washing machine and dishwasher, air conditioning, outdoor supply. We plan enough points where you will really use them rather than leave you with extension leads. Cable sizes are matched to the load and the consumer unit is sized with room to grow.
Protection devices and earthing
The consumer unit is the heart of the system. Besides circuit breakers, a modern home has residual-current devices (RCDs), which cut the power if current leaks and greatly reduce the risk of electric shock, plus surge protection where appropriate. Proper earthing matters too, especially in bathrooms and outdoors.
Replacing old wiring in Varna apartments
Many older flats in Varna, including those in ageing panel and co-operative blocks, still have aluminium wiring, no earth conductor and a fuse board from decades ago. Replacement is sensible if sockets overheat, breakers trip often, there is no earthing, or you plan appliances with higher power. In an apartment it is normally done together with a full renovation, because the walls are being opened anyway.
New grid connection
A new house, or a higher power allowance, needs a connection to the electricity network. It runs through an application and agreement with the regional distribution company, and the conditions, timescales and fees are set by that operator when you apply. We help prepare the power data and coordinate the meter position and consumer unit so the procedure does not hold up the build.
Heating, heat pumps, air conditioning and ventilation
How to choose heating and cooling
The most common mistake is picking equipment before knowing how much heat the house actually loses. The sensible order is insulation and windows first, then a heat-loss calculation, then the system. A well-insulated house needs a smaller, cheaper-to-run installation, which is the foundation of energy-efficient installations. On a new build this is part of house construction, not a purchase made at the end.
Underfloor heating and heat pump installation
Underfloor heating in Varna homes runs on low water temperatures, which makes it a natural partner for a heat pump, most often air-to-water. Pipes go in before the screed, so they must be in the plan from the beginning. The benefits are even warmth and clear walls; manifold position, screed thickness and floor finishes are agreed in advance. In renovations it is often combined with radiators in some rooms. Heat pump installation in Bulgaria also depends on where the outdoor unit can stand without bothering neighbours.

Air conditioning installation
Inverter air conditioners with a heating mode are the quickest route to summer cooling and mid-season warmth. We choose indoor unit positions to avoid draughts over beds, and outdoor units with condensate drainage and service access. In an apartment, check the building’s rules and façade requirements first. Refrigerant and power routes are laid in advance, so you do not end up with pipes running across the wall.
Ventilation and humidity by the sea
Varna’s air is humid, and tightly insulated modern homes trap moisture, which at worst turns into mould in corners. The answer is planned ventilation. Heat-recovery ventilation (MVHR) renews the air and returns much of the heat, so you do not lose energy by opening windows. The salty coastal air also works on outdoor equipment, so we choose resistant units and place them with wind and cleaning access in mind.
Solar panels and smart home systems, including for second homes
Solar panels for a home in Bulgaria
A photovoltaic system makes sense when the roof has a good orientation, little shading and a sound structure, and the home uses electricity in the daytime, particularly with a heat pump or air conditioners. Before promising anything we check the roof, size the inverter and consumer unit, and discuss whether you need a battery. Rules for grid connection and for selling surplus energy change over time, so we confirm them at design stage rather than rely on memory. This is how solar panels for a home in Bulgaria should be approached: as part of the whole system, not an add-on.
Smart home in Varna, and remote-friendly systems
A smart home does not have to be expensive or complicated. The foundation is cabling: spare conductors, a neutral wire in switch boxes and space in the board. On top of that come lighting, blind and heating control, zoned smart thermostats, leak and smoke sensors. For a house you do not live in all year, this is where it pays back: you can lower the heating while you are away, bring it up before arrival, get an alert if a pipe leaks, and let a caretaker in without a trip to Varna. We agree up front what should be smart, so you do not pay for functions you will not use.
How we work: from site visit to handover
We follow the standard Altea Build process, adapted to installations:
Free consultation
Site or plan review, a conversation about needs and budget.
Decisions and design
Systems, routes and points agreed with the other trades.
Transparent quote
An itemised quote with a written schedule and materials.
Installation in two stages
First fix before plaster, second fix after finishing, with progress reports.
Testing and handover
Tests, protocols, drawings, final inspection and warranty.
Work happens in two stages. First fix is laying pipes, cables, back boxes and underfloor heating before plaster and screed. Second fix is fitting the end devices, such as switches, sockets, sanitaryware, taps, radiators, air conditioners and the final consumer unit, after finishing is complete. Between the stages the systems are tested, and hidden routes are photographed before they are covered.
Testing, protocols and as-built drawings
At the end you receive more than a working installation. You get the documents: test protocols (pressure test, electrical measurements), the consumer unit schematic, and as-built drawings that show where pipes and cables really run. These save a great deal of guesswork when you later hang a cabinet or drill a wall. They matter even more to owners abroad, who may deal with a different tradesperson years later. Then comes the final inspection, snagging and formal handover with a long-term warranty on key elements.
What affects the cost and the timeline
A price per square metre means little without a site visit. The final cost depends on several things:
- Size and complexity: number of floors, bathrooms and wet areas, circuits and points.
- The systems you choose: heat pump, underfloor heating, air conditioners, MVHR, solar and smart home differ widely in scope and price.
- Quality grade of materials and equipment: pipework, fittings, consumer unit, heat pump, inverter.
- Condition of the property: in renovations, chasing, removal of old systems and access to ducts.
- Whether a design exists: with a finished design the quote is more precise and the work faster.
- Coordination with other trades: installations must follow construction and finishing.
The timeline depends on the same factors. First fix in an apartment is typically a matter of days to a few weeks; in a house it runs alongside construction and follows the other crews’ schedule. Some equipment can have lead times. We give a free itemised quote after a site visit, with a written schedule and listed materials, so there are no surprises mid-project.
A checklist for owners, especially those abroad
Before signing a contract for installations, check:
- Is there a design or at least a schematic for plumbing and electrics, and who coordinates it with construction?
- Are cable sizes, pipe types and consumer unit and protection devices listed, not just “good quality”?
- Is a pressure test and a protocol planned before routes are covered?
- Is there spare capacity in the board and spare conduit for later needs such as air conditioning, an EV charger or solar?
- Will you receive as-built drawings and a consumer unit schematic?
- Is it clear who is responsible under warranty and how claims are made?
- For homes you are not in: is remote monitoring planned, such as smart thermostats and leak sensors, and who holds the keys?
The most common mistakes are a cable route saved “at the end”, underfloor heating without insulation beneath it, an air conditioner with no condensate plan, too few sockets in the kitchen and missing paperwork. All are cheap to prevent on paper and expensive to fix after the screed.
Why Altea Build
Altea Build is a construction company with more than 15 years of experience that started as a small family business. We work with our own vetted crews, check quality at every stage and give long-term warranties on key elements. Our main region is Varna and our extended region Veliko Tarnovo, and we work across Bulgaria.
Getting installations, construction and finishing from one contractor means better coordination: the people who lay the pipes know what comes after them. See also our two new houses in Priboi, Varna project, about five minutes by car from the beach.
